Q. Why is the same property at different prices on different websites?

A. There are many reasons; firstly some owners will ask different prices with different agents. If they change the price they donīt always advise all the agents that are marketing the property. However by far the biggest reason is how much Agents charge in commission and they never declare this.

Q. Why do I not view with the agent I enquired with?

A. This is another reason prices vary, some Agents rely on other Agents to get them their customers; this is all normal practice in the Real Estate business but they all have to be paid out of the commission they earn and nobody knows how much that is.

Q. Why donīt other agents declare their commission?

A. They will try and convince you that there are .no hidden fees., and that .the price you see is the price you pay.. There are other reputable agents that are fully visible with their commission but most are not. Spanish Agents generally make a charge to the vendor and the buyer, we are the same, but remember you are also fully protected with our Price Promise, so even with our fees we are cheaper.

Q. Why donīt you make sure your prices are the lowest from the outset?

A. We would love to but the reality is that the Spanish vendors do not believe in Sole Agency agreements and will put it on at different prices with different Agents, and not tell all the people marketing it when they change the price.

Q. What happens if we make an offer on the price?

A. The beauty of our system is that you are making an offer on the house. Our fees stay the same and both you and more important the owner knows the exact price being paid for the house.

Q. Why do you ask for a deposit before the price promise is checked?

A. This is just to ensure that it really is the house you want to purchase, and means we are only calling the vendors when we have a buyer, all we then have to do is agree the price. If we cannot beat the price then we return the money straight away.
